The 4 Keys to Real Estate Birddog Success – Lesson 07

You don’t have to quit your day job to become a “Real Estate Property Locator“, aka “Real Estate Bird Dog“; in fact, we don’t even recommend it!  When you start out it is mostly an investment of your spare time.

You will be doing some of your work from home doing much of your research on-line, you will be spending time on the phone, and you will spend some time physically looking for properties that real estate investors will want.  Any one can become a Property Locator – there are no specifications, special qualifications, education requirements or any experience required. You can be any age, race, or gender, live anywhere and currently hold any occupation; it doesn’t matter!

Property Locating is great way to start investing in real estate because it combines your enthusiasm and effort with the knowledge and experience of successful investors.

To become a Property Locator, your biggest asset will be to have your eyes and your ears constantly working.  Bird Dogs look for houses that are for sale, soon to be for sale, that are abandoned, lacking proper maintenance or repair and then try to contact the owners about their interest in selling. The main idea is to find people who are anxious to sell. This also includes owners in the process of a foreclosure, divorce, or maybe someone who just had a death in the family.

There are basically four key principles of success for making money as a real estate bird dog. Apply these principles and I have no doubt that you’ll become an extremely successful bird dog.

Principle 1: Continuing Education
Principle 2: Developing Expertise
Principle 3: Building Your Network
Principle 4: Leveraging Your Resources
