One of your first steps in becoming a successful “Real Estate Bird Dog” is to locate real estate investors. Once you have investors to buy the properties you locate you’re all set.
The best place for you to find investors is to join one or more real estate investment groups. They are usually only around $99 to $129 a year to join, meet monthly, have networking and education sessions, and are loaded with like-minded people that want to make money investing in real estate.
When you join, BE ACTIVE! Get to be known as a “can-do” type of person.
If you want an investor to pay you up to $2000 – $10,000 dollars for the properties you locate, then you need to make sure you only present them with deals worth looking at, otherwise you are wasting their time as well as yours. Spend an appropriate amount of time doing your “Due Diligence” before you refer them to a property or put a contract on a house that you want to later assign (sell the contract) to a real estate investor.
You can find these groups by doing a search on real estate investing clubs or associations. You will find other real estate bird dogs at these meetings as well.

You can also look at the “I buy houses” or “money to lend” ads in the newspaper or local websites. Contact the person running the ad and see if they are interested. If they are not interested ask them if they know of anyone that might be.
