One of the major keys to being a successful “Real Estate Bird Dog” is the ability to recognize motivated sellers. These are the people who will be your primary market for properties that you can refer or sell to investors.

As we continue our Free Real Estate Bird Dog Training Lessons, we are going to discuss your primary target market – the Motivated Seller.

There are two types of motivated sellers:

Price Motivated – These types of sellers are willing to sell you their property at a discount in order to get a quick sale.

Term Motivated – Sellers of this type will offer you special terms such as owner financing to get a quick sale.

There are a variety of reasons that sellers become motivated.  They may be personal reasons such as:

  • Location
  • Health
  • Retirement
  • Death in the Family
  • Divorce
  • Financial
  • Job Transfer
  • Tired of Being a Landlord
  • Bad Rental Property
  • Bad Rental Property Partner
  • Some sellers become motivated by something specific to the property, for example:
  • Poor Management
  • Poor Financing (usually causes a negative cash flow)
  • Bad Condition and in Need of Repairs
  • Outdated
  • Changes in the Economy (Recession, Depression, Rising Interest Rates, etc.)
  • Local Neighborhood Changes (Becoming Rundown or a War Zone, etc.)
  • Regulatory Changes (Zoning, Rent Control, etc.)
  • One of the major evil real estate lending banks, like Chase, Bank of America, Wells Fargo, Citibank has screwed them over royally.

And finally, sellers may be motivated by economic and geographic factors.  Causes of this nature are usually beyond the control of the individual property owner but can have a direct impact on their property.
